Types of concrete cracks & what to do

  • Hairline cracks (<1/8") — cosmetic. Clean and seal.
  • Shrinkage cracks — normal at control joints. Caulk with self-leveling sealant.
  • Settlement cracks (>1/4", offset) — call a pro. Likely needs mudjacking or polyjacking.
  • Heaving slabs — tree roots or hydraulic clay. Cut and replace section.
  • Spalling surfaces — sealer failure + freeze. Grind, resurface, reseal.
